Energy Performance Certificate in Relation to UK Property

The Energy Performance Certificate (EPC) was initially released in England and Wales on 1 August 2007 for domestic properties along with the now obsolete Home Information Packs (HIPs). Although HIPs ended as a qualification in May 2010 the need for EPCs continued, and from October 2008 rental properties were likewise required to get a certificate for any new tenancy agreement. These new regulations are in reply to an EU directive with regards to the energy performance of properties. The British Government complied through such new regulations through the Energy Performance of Buildings (certificates and Inspections England and Wales) Regulations 2007. This involves that each real estate which is going to be put up for sale or rent need to obtain for an EPC prior to marketing.
